The Impact of Resident Services on Property Financial Performance

New research from ABT Global on the financial value of impact-driven practices in affordable multifamily housing.

The Impact of Resident Services on Property Financial Performance

This study from Abt Global quantifies how resident services translate into measurable financial performance in affordable multifamily properties. Drawing on 248 properties across 19 organizations from 2015 to 2019, the researchers link service-enriched operations to lower turnover, reduced bad debt, and higher net operating income.

Specifically, the Abt Global research found that:

  • Service-enriched properties see lower unit turnover than comparable non-enriched affordable properties.
  • Resident services correspond with reduced bad debt and stronger rent collection performance.
  • Housing stability programs at service-enriched properties support higher net operating income in the following year.

Methodology and Context

Abt Global applied a quasi-experimental regression analysis that compared 156 service-enriched properties against 92 non-enriched affordable properties from 2015 to 2019. The dataset was assembled with property financials and service records from 19 participating owners.
